Stucco Inspections
Building Tech Consultants offers a wide range of stucco and Exterior Insulation and Finishing Systems (EIFS) inspection services for residential, commercial, and institutional structures throughout the front range and nearby mountain regions of Colorado.
Stucco inspections/reports include:
A. Identification of the type of stucco system installed based on observable features.
B. General information about the structure and conditions at the time of the site visit and photo appendix pages documenting conditions observed.
C. General Appearance
- Damage/cracks observed
- Stains observed
- Exposed edges in the system
- Conditions at grade
- Flashing condition
- Flat areas
- Deck ledger/arbor joints
- Chalking (efflorescence) .
- Deficient/no sealant at joints
- Attachment of surface mounted items
D. Evaluation of the system’s condition and installation methods based on site visit observations. Standard inspections also include the results of moisture meter probe testing.
Costs vary depending on the scope of the inspection requested, size and complexity of the structure, and amount of stucco.
A basic inspection is limited to visual observations to evaluate if the stucco has been generally installed according to standards.
A standard inspection includes elements of the basic inspection plus moisture meter probe testing to determine if moisture intrusion might have occurred.
Evaluations of greater depth and detail that may include specialized testing can be arranged by request.
Written reports include descriptions of the areas observed, locations that are in need of remediation, and photos detailing conditions observed. Reports are typically sent to the client in PDF form via email.
